Narrow halls, a turn at the foot of the stairs, no driveway and a permit street outside. Floors run and the newel padded before anything comes down. A bay suspension where the road allows one, a shuttle where it does not.
Interwar and post-war semis
Every town in the county
The easiest of the lot. A driveway or a bay, a straight staircase and a loft that is always fuller than anyone remembers. Volume rather than access is what catches people out here.
Village stone cottages
The ironstone and limestone villages
Low doorways, thick walls, uneven thresholds and a lane that may not take a Luton at all. Surveyed in person more often than anywhere else in the county.
New build
Around Northampton, Corby and the town edges
Straightforward access on paper. In practice the estate road has cars both sides and the garage holds more than the house does. We size the vehicle from the survey rather than from the plot type.

- Furniture wrapped where it stands, not at the tailgate. It is the single biggest difference between a careful firm and a fast one.
- Dismantle and rebuild
- Beds, wardrobes, flat-pack and table legs, with fixings bagged and taped to the piece they came off.

- Runners at both ends and padding on the turn. Terraced halls and stone thresholds both mark easily.

- Boxes marked for the room they are going to, which is why the unload is the calm half of the day.

- Transit bolts in, fridges upright, doors off where the model allows. Gas and plumbing left to the right trades.

- Loft, garage, shed, under the stairs. Nothing is signed off until you have checked all four.

How long does a house move in Northamptonshire take?
It depends on the size of the property, how much is already packed and the access at both ends. A new-build three-bed with a driveway at each end is a straightforward day; a village cottage down a lane into a terrace with permit parking is a longer one. We give you a realistic window at survey rather than a figure over the phone.
Do you pack for us?
Full pack, part pack or materials dropped off in advance, whichever suits. Most people ask us to do the kitchen, the glass and the pictures and handle the rest themselves.
Can you move us on completion day?
Yes, and most house moves work that way. It means a morning waiting on solicitors, so we load early and go the moment keys are released. If the chain slips, storage covers the gap.
Will a removal lorry get down our village lane?
Sometimes, and where it will not we shuttle from a workable point with a smaller vehicle. That is established at survey and priced in — it is not something to find out with a loaded lorry halfway down a single-track road.
What about the loft and the garage?
Tell us at survey. They hold far more than people estimate and they are the commonest reason a move runs long. Loft contents ideally come down before the crew arrives rather than during.
